The business began before the name.
The name HetDiv came later. The journey behind it began in 1993, when Vipul Rasikbhai Patel completed his first residential development in Bodakdev.
The record since has extended across residential development, land acquisition, larger scale execution through Shakti Group and commercial development at HetDiv Square.
HetDiv now operates across residential and commercial real estate in Ahmedabad.
Its position is simple: the site must justify the investment, the building must justify the site and the completed property must justify the name.
Three decades, one map.
Prabhuvan Twin Bungalows
Vipul Patel’s first development was Prabhuvan Twin Bungalows in Bodakdev, behind TGB Hotel and near Jupiter Tower. At the time, Bodakdev had not yet become one of Ahmedabad’s principal residential districts. The project placed Patel in the western market early in its development.
Harivilla Apartments
Harivilla Apartments followed near Vastrapur Gurudwara Road. The project continued his residential work in western Ahmedabad as buyers and investment were moving towards Bodakdev and Vastrapur.
Residential Development Through Shakti Group
As a partner in Shakti Group, Vipul Patel took an active role in executing residential projects in Vatva. The association moved his work beyond independent developments.
Land Before Development
Not every important real-estate decision produces an immediate building. Vipul Patel began acquiring land in locations expected to benefit from new infrastructure, housing demand and commercial activity. The resulting portfolio created the base for the next phase of the business.
Sindhu Bhavan Road was becoming one of Ahmedabad’s principal commercial corridors and a visible marker of business standing.
HetDiv Square brought Vipul Patel’s experience in land and development under the HetDiv name. It marked the company’s move into commercial real estate on a road that had become central to the city’s business life.
The name is newer than the record.
The method is not.
The flagship, and the first under the name.
HetDiv Square is the group’s first commercial development and the project that carries the HetDiv name onto Sindhu Bhavan Road. It stands behind Arista 8 in Bodakdev, on an 18-metre road, completed and occupied.
Ground and first floors are showrooms; the second through seventh are offices, over two basement levels of parking. Its occupiers include Food Square, KP Group, IQM and Obsidian Capital.
Founder’s Note
Cities are not shaped by growth alone. They are shaped by the quality of the decisions made in response to it.
Ahmedabad’s expansion has created significant opportunity, but expansion by itself does not create durable value. That requires a location supported by infrastructure, a use supported by demand and a development equal to both. At HetDiv, these are treated as one commercial equation.
The initial reception of a project has limited meaning. Its standing is established over time; through the businesses it retains, the economic activity it generates and its performance across changing market conditions. In residential property, the same principle applies: the value of a home must continue long after possession.
Gujarat’s business culture has always combined an appetite for opportunity with deference for capital. That tradition is central to HetDiv. We intend to grow across residential and commercial development with ambition.
